Apartment Turnover Painting in Chicago: Cost, Timeline & How to Get on a Bid List

Turnover painting is a different business from homeowner painting, and contractors who treat it the same way lose you money. What a property manager is buying is not a paint job — it is a unit back on the market on the day the listing says it will be.

The figures below are typical Chicago-market ranges for 2026, not a quote. Per-unit pricing for a portfolio is set after we walk a representative sample of units — how our estimates work.

On a square-foot basis, turnover work generally runs $1.50 to $3.00 per square foot — meaningfully below owner-occupied interior painting, because the unit is empty, the color is standardized, and the crew is not working around furniture or a resident’s schedule.

What moves a unit above its range

Typical components inside that number: labor $150–$600 per unit at roughly $30–$60 per hour; materials $75–$300 per unit depending on unit size and paint grade; prep and patching $50–$250+, which is the line that actually varies.

Heavy patching. Anchor holes, corner damage, door-stop punctures and picture-hanger runs. A unit needing 40 patches costs more than one needing 6, regardless of bedroom count.
Smoke, pet or grease. Requires a stain-blocking primer coat before finish paint — plan for a full extra coat.
Color change. Going from a dark accent wall to standard white is two coats minimum, sometimes three.
Ceilings. Often skipped between short tenancies and repainted every second or third turn.
Walk-ups. Fourth-floor walk-ups in older Chicago buildings cost more in labor hours than the same unit on floor two.

For scheduled turns with advance notice, a 24 to 48 hour turnaround per unit is the standard we work to. The constraint is almost never painting speed — it is how quickly the unit is emptied, cleaned out and released to us, and whether the flooring trade needs to follow us or precede us.

The sequencing that saves the most days: paint after trash-out and drywall repair, before flooring and final clean. Painting last, after new flooring is in, adds protection time to every single unit and makes damage claims more likely.

How volume changes pricing

Per-unit pricing drops with predictability, not just quantity. What earns a better number:

A standing color spec — one wall color, one ceiling white, one trim finish across the portfolio. No color decisions per unit.
Batched scheduling — three units in one building in the same week beats three units across three buildings across three weeks.
A named point of contact, with keys and access arranged in advance, so no crew-hour is spent waiting at a front desk.
An annual or seasonal volume commitment, which lets a contractor plan crew capacity around your turn calendar.

Portfolios running all four routinely price below one-off turnover work. Portfolios that call on Thursday for a Monday move-in do not, and should not expect to.

What to require from a turnover painting vendor

Before you add any painter to a bid list, they should be able to produce, same day:

1. Certificate of insurance — general liability with your ownership entity and management company named as additional insured, plus workers’ compensation.
2. W-9 and business license.
3. A per-unit price sheet, not an hourly rate — so you can budget a turn calendar instead of approving invoices after the fact.
4. A named scheduler who answers the phone on the day a unit releases early.
5. A standing color and product spec on file, so any crew member paints the same unit the same way.
6. A written touch-up policy for damage found after the walk.

Turnover is usually the entry point; most management relationships grow into the parts of the building residents see every day — hallways, lobbies and stairwells scheduled in phases so exit routes stay clear; unit doors and frames, the highest-wear painted surface in any apartment building; laundry, mail and amenity rooms; and exterior common areas including balconies, railings, porch systems and entryways.
