Planning a whole-property painting project

Painting one room is a job. Painting a whole property is a sequence, and the sequence is what decides whether you can carry on living there while it happens. We agree the order before we start: which rooms come first, which stay usable, where furniture goes while its room is being done, and which day the disruption peaks. That order appears in the estimate rather than being agreed on the day; what the written estimate sets out covers how.

Most whole-property work runs in phases rather than all at once. Bedrooms and a bathroom are usually done first so the household always has somewhere finished to retreat to, then living areas, then hallways and stairs last because everything else has to be carried through them. Kitchens get scheduled around the days you can most easily eat elsewhere.

Colour & Finish

Choosing colours across a whole property

Picking one colour is easy. Making eight rooms agree with each other, in a property where every room gets different light, is the part people find hard. This is what we work through before anything is ordered.

Test on your own walls

A colour behaves differently in your rooms than on a printed chart or a shop display. We put samples on the actual walls, in more than one spot, and ask you to look at them in morning and evening light before committing. It is the cheapest step in the project and it prevents the most expensive mistake.

Light changes the colour

North-facing rooms pull a cool cast into almost any colour; south and west-facing rooms warm it up through the afternoon. The same tin can look like two different colours at opposite ends of a property, which is why one sample board carried from room to room tells you more than a single test patch.

Undertones between rooms

Adjacent rooms are seen together through a doorway, so their undertones have to agree even when the colours differ. A green that sits well beside a warm white will fight a cooler one. We check the pairs you can actually see from each other rather than treating each room in isolation.

Keeping trim consistent

Running one trim colour and one sheen through the whole property is what makes a house read as finished rather than as a series of separately decorated rooms. Wall colours can change from room to room; the woodwork usually should not.

Sheen by how a room is used

Sheen is a durability decision more than an appearance one. Rooms that take hands, bags and pets need a finish you can wipe; quiet rooms do not. We match sheen to the traffic each room actually gets instead of running one finish everywhere.

Matching what is already there

If only part of the property is being repainted, the new work has to meet the old. Where the existing colour is unknown we can match from a clean sample, and where a wall has faded unevenly we will usually recommend taking it corner to corner rather than patching into it.

Most of the homes we paint are lived in throughout. That is normal and planned for, but it works far better when the household side is agreed in advance rather than improvised.

Somewhere finished to retreat to

We try to complete a bedroom and a bathroom early so there is always a finished part of the property to fall back on. It makes the middle of a long project considerably easier to live through.

Working from home

If someone works from the property we agree which room stays untouched and when the noisiest stages happen. Sanding and shifting furniture are the disruptive parts; brushing and rolling are not.

Children and pets

We agree access, gates and which doors stay shut, and keep tools and open tins out of reach whenever we step away. Tell us about a nervous animal before day one rather than after.

Odour and ventilation

We use low-VOC products, which keeps smell down considerably compared with older paints, and ventilate as we go. Bedrooms are usually finished earlier in the day so they have the evening to air.

Empty Properties

Painting before you move in, sell or re-let

An empty property is the easiest and usually the cheapest time to paint. Nothing needs protecting or moving, the crew can work across several rooms at once, and the whole job compresses.

Before you move in

Doing it before furniture arrives removes the slowest part of the job. It is also the only time you can change trim colour throughout without working around a fitted-out property, so if a whole-property colour change is on the list, this is the moment for it.

Preparing to sell

Buyers notice ceilings, hallways and window reveals, which are the surfaces most quick repaints skip. Neutral does not have to mean flat white, but it does mean the walls should not ask anything of the person walking through. We can price a light refresh and a full repaint separately so you can decide what the property warrants.

Tenancy turnovers

Turnovers are governed by a date, not a specification. We can work to a fixed completion so a listing or tenancy start is not held up, and we will normally suggest a harder-wearing finish in hallways and kitchens because it survives the next tenancy instead of needing doing again.
