Logan Square’s housing stock is overwhelmingly pre-1930 — greystones along the boulevards, brick two-flats and three-flats on the side streets, worker cottages further west. A large share has been through a rehab in the last fifteen years, which means we are as often finishing new drywall and new trim as repainting original work. Those are genuinely different jobs. A gut rehab needs a level 4 or level 5 drywall finish before any colour goes on, and the paint is only ever as good as the skim coat beneath it — which is why rehab paintwork that looked fine under site lighting can look poor once the fixtures go in.

Yes, and the first question we ask is what level of drywall finish the walls have been taken to. A level 4 finish is normal for eggshell and matt; flat sheens over large open walls with a lot of natural light usually want level 5 or a skim coat. If the substrate is not there yet we will tell you what it needs and quote it separately rather than paint over it and let the joints telegraph later.

On historic masonry that also means breathable coatings and the correct mortar — sealing a greystone under an impermeable film traps moisture in the stone and does real damage over a few freeze-thaw cycles.
