We price rehab work by substrate condition rather than by square foot alone, and we will tell you before we start if the drywall has not been taken far enough — which is a cheaper conversation than the one that happens after the light fittings go in. Level 4 is fine for eggshell and satin on ordinary walls. Level 5 — a full skim over the whole surface — is what you want for flat and matt sheens, for large open walls, and anywhere with big windows or strong downlighting, because raking light shows every joint that has not been skimmed. If the board has only been taken to level 4 and you want a flat finish, we will quote the skim separately rather than paint it and let the joints appear later.

Both, depending on the stage and the surface. Spraying is right for ceilings and large open volumes before flooring and fittings go in, and for millwork where a sprayed finish is visibly better than a brushed one. Rolling is right once a space is occupied or furnished. What matters more than the method is the masking and containment around it, and that is a real line in the estimate rather than something absorbed.

Yes, and the primer choice is the whole job. Raw MDF drinks water-based primer and swells at the cut edges, so edges get sealed properly first; site-finished millwork needs the grain raised, knocked back and sealed before a finish coat, or it will feel rough no matter how good the paint is. Where a factory-smooth result matters we spray rather than brush.
